A few months back, I took what was probably the most gruelling trip I’ve made in the past couple of years. Over 16 hours of travel time each way. Multiple layovers. Tight connections. And for what…just a day and a half on the ground in Brazil.
At the time, I kept things vague.
I mentioned I was heading down for meetings, but I didn’t share the full story.
I wasn’t ready yet.
Because truthfully, I didn’t know if I could pull it off.
But now I can tell you exactly what that trip was about…
I was chasing down an opportunity that almost slipped through the cracks.
I’m talking about a deal that was buried, nearly out of reach, and required turning over every stone, making every call, and going directly to the source just to make it happen.
And today, in this edition of Brazil Beachfront, I’m going to show you exactly what that fight was for… and why it’s worth paying close attention to.
The travel wasn’t the only battle…
…securing land in one of Brazil’s tightest coastal markets was where the fight really took place.
And securing it in a location with high rental demand, long-term appreciation potential, and in a region with almost no supply remaining, almost had us beat.
But we did it.
We fought for it.
And now, there’s a short window of opportunity for you to benefit from everything that came out of that mission.
Let’s dive in…
Before it became one of Brazil’s most desirable beach regions, Porto das Dunas was known as Barra do Pacoti, named after the nearby Pacoti River that flows into the Atlantic.
The area sits within the historic municipality of Aquiraz, which actually served as the first capital of the state of Ceará back in the early 1700s, before Fortaleza took over in 1726.
Aquiraz was one of the earliest Portuguese colonial settlements in the region and still carries strong cultural influences from its indigenous, African, and European roots.
But for most of its history, Porto das Dunas itself was little more than a quiet, underdeveloped stretch of beach dunes, mangroves, and fishing villages.
That all began to change in 1985, when a small beachfront restaurant opened here, marking the humble beginnings of what would eventually become Beach Park, Latin America’s largest and most famous waterpark.
Over the next few decades, Beach Park brought steady waves of tourism to the area, and with them came better roads, higher-end hospitality, and rising interest in the real estate market.
Wealthy Brazilians from Fortaleza started building vacation houses here.
Then came boutique hotels.
Then, gated communities.
And now, finally, a growing wave of full-time residents… especially working professionals and young families who want a higher quality of life than is offered in nearby Forteleza.
What was once a seasonal escape is now a full-blown residential boom.
Today, Porto das Dunas isn’t just about water slides and sunsets.
It’s now a thriving, livable place with a solid economic foundation and immense potential.
Infrastructure is strong, the beaches are some of the most beautiful in the country (if not the world), and the demand for long-term rentals is rising fast… and it’s driven not by foreigners who will visit every now and then, but rather by a far more attractive demographic…
Brazil’s own growing middle class.
Though located just 25 minutes from Fortaleza, the 5th-largest city in Brazil, which is home to over 3 million residents, Porto das Dunas is bordered by dunes, a river, and the ocean - truly a world apart from the bustling streets of Fortaleza.
I don’t want to breeze past what I just mentioned above: “Porto das Dunas is bordered by dunes, a river, and the ocean.”
That’s a natural supply limitation, which is GOLD when it comes to the real estate in the region.
Builders can’t sprawl endlessly here because there is nowhere to go.
Beyond the zoning and environmental controls that limit overdevelopment, the land is spoken for.
Generational ownership is quite common here, and those who currently own the land are in no rush to sell.
They know the value is going up and aren’t playing fast and loose with what they have.
If you were to think that Porto das Dunas is still some small coastal town, that would have no more than dirt roads, street-side fruit vendors and fishermen selling off the daily catch, you’d be mistaken.
There are grocery stores, schools nearby, medical access, and paved roads.
This is so far from being a village, “with a long way to go.”
Porto das Dunas isn’t some undiscovered, sleepy beach town.
It’s famous locally.
Brazilians know it and love it.
Families from Fortaleza aspire to have second homes here, and young couples grinding it out in the big cities dream of a quieter life here.
Though it's not internationally tourist-famous (yet), it absolutely dominates domestic tourism.
It is worth noting that the development has been spreading away from the tourist core, which is an incredibly encouraging sign for landowners in Porto las Dunas, as this signifies that more and more people are coming here to stay and not just to get away.
This right here marks a clear delineation between WHAT WAS, WHAT IS & WHAT WILL BE.
There’s something happening across the Brazilian coastline, yet most investors like us are missing it.
It’s not just because, for us, we can secure affordable beachfront real estate that will go up in value.
It’s not just because the rental demand is rising and the opportunity to cash flow monthly is hanging in the air, waiting for someone like you to reach out and seize the opportunity…
It’s about a fundamental shift in the way that Brazilians are choosing to live.
Brazilian families are leaving congested megacities like São Paulo and Rio de Janeiro in favour of quieter, more affordable, better lives.
Whether it is Brazilians approaching retirement age who are ready for a change of pace, or the fact that remote work has opened the door to non-location-dependent living for many Brazilians working at multinational firms, it is clear to those of us who have been paying attention that a ton of Brazilians are seeking a better quality of life… and they have the means and the flexibility to embrace it.
We are certainly experiencing this trend payout in Porto das Dunas, but to be frank, this trend is not isolated… it’s playing out across the entirety of Brazil’s Northeastern coastal towns.
This isn’t speculation…
…it’s already happening…
…and I have the numbers and on-the-ground analysis to back it up.

DEAL OF THE WEEK (A HARD-WON DEAL):
Let me be clear right from the start - this project was never supposed to have more inventory.
The Porto Residences began as a 20-unit, low-rise development right in the heart of Porto das Dunas.
When we first rolled it out, the community response was immediate.
The 20 units literally sold out during the live presentation I hosted back in November of 2024.
All 20 were snapped up by investors like you who put their faith in my experience, analysis and track record.
During the presentation in real time, I wrote to my partners at IMPAR and told them:
“WE NEED TO MAKE 20 MORE AVAILABLE.”
So, right then and there over WhatsApp, we came up with a plan to build and offer 20 more units to the Expat Money community.
And we made it happen, and thus, over the course of the presentation, we sold a total of 40 units.
That was supposed to have been the end of it.
But I knew people in this community would be disappointed.

So, I went back to our team in Brazil and started pushing.
I asked what it would take to expand the footprint.
I asked if we could negotiate for more space or rethink the design footprint to make more units available without compromising the existing plans.
And to be honest, it wasn’t looking promising.
As you know, Porto das Dunas is boxed in, and land here is virtually impossible to secure now.
But we didn’t give up.
We turned over every rock.
We searched high and low.
And after a whole lot of back and forth, we got it.
After what looked like an impossible mission, my partners and I managed to secure enough land to create 10 more units.
10 more units.
That’s it. Just 10.
The plans have been approved, the permits have been acquired, and now we are ready to make these 10 units available to those of you who are ready to get in on the action happening on Brazil’s beachfront.
We wanted to stay true to the vision that was received so well the first time around, and thus, we are not changing a thing.
The Porto Residences clearly resonated incredibly well with investors just like you then, and they will now.
